1. Who this policy covers
CasaBinder is operated by J3 Studio LLC (“CasaBinder”, “we”, “us”). This policy explains what we collect and how we use it, for two kinds of person: a homeowner, who receives a binder as a gift from their real estate agent, and an agent, who sets one up for their client at closing.
2. The homeowner never pays, and is never asked to
CasaBinder is free to a homeowner for as long as they own the home. There is no homeowner subscription, no trial that converts to a paid plan, and a homeowner is never asked for a card. Nothing in this policy about billing, payment or subscriptions applies to a homeowner, because none of it exists for them.
3. Information we collect
- Account information. An agent provides an email address and sets a password to register. A homeowner’s account is created by their agent and claimed through an invitation; a homeowner is never asked to choose a password.
- Property and closing details. The address, closing date and related facts an agent enters when setting up a binder for their client.
- Content you add to your binder. Documents, photographs and records a homeowner uploads about their home, described further in Section 4.
- Usage information. Ordinary technical information generated by using the service, such as log data and device information, collected the way most web applications collect it.
4. Content you add to your binder
A homeowner’s binder is meant to hold documents and photographs about their own home: closing paperwork, warranties, receipts, appliance records and pictures of the property. That content belongs to the homeowner. We store it so it can be shown back to them inside their binder, and we do not use it for any purpose beyond providing the service.
We are not making a specific promise here about an encryption standard, a retention period, or a deletion timeline, because none of those has gone through the review this page is waiting on. If a homeowner wants their content or their account removed, they can ask, and we will act on that request.
5. Payment information belongs to Dodo Payments, not us
An agent’s payment for a binder is handled entirely by Dodo Payments, our payment processor. Dodo Payments is the merchant of record on that transaction: it is the seller named on the agent’s receipt, and it collects and remits the applicable sales tax. We do not receive or store an agent’s full card details, and any dispute or refund on a payment is handled through Dodo Payments.
A homeowner is never part of this section, because a homeowner is never charged anything.
6. How we use information
- To create and operate an account and a binder.
- To let a homeowner view, add to and manage the content in their binder.
- To send account, invitation and service email, such as an invitation link or a sign-in link.
- To respond to a support request.
- To maintain the security and reliability of the service.
7. Who we share information with
We share information only where it is needed to run the service:
- Dodo Payments, to process an agent’s payment, as described in Section 5.
- Service providers that host our infrastructure and deliver email on our behalf, under obligations to protect it and use it only to provide that service to us.
- Where required by law, or to protect the rights and safety of our users.
We do not sell personal information.
8. How long we keep information
We keep information for as long as an account is active, or as long as needed to provide the service, and longer where the law requires it. This is a general statement rather than a fixed schedule; a specific retention period has not been set, and this section will be updated once it has.
9. Your choices
You can ask us to access, correct, or delete the personal information we hold about you, or to close your account, by reaching out through the channel in Section 12. We will respond to a request like that as this section describes, and we will update this page if that process changes.
10. Children
CasaBinder is not directed at children, and we do not knowingly collect information from anyone under 13.
11. Security
We use reasonable safeguards to protect the information we hold. No method of storing or transmitting information is completely secure, and we cannot guarantee absolute security.
12. Contact and questions
A homeowner’s relationship is with the agent who gave them the binder, and that agent is who to ask first about anything in this policy, including a request to see or delete what is held about them. An agent with a privacy question should raise it the same way they raised anything else about their account. We would rather send you to a person who knows you than list an address that goes nowhere.
13. Changes to this policy
We may update this policy from time to time. We will change the date at the top of this page when we do, and material changes will be called out here.
