Terms of service

Last updated September 2, 2026.

This is a standard, template terms of service. It has not yet been reviewed by a lawyer. We are publishing it now so every link on this site goes somewhere real, and we will replace it with reviewed text before that changes anything for you.

1. Agreement to these terms

These terms govern use of CasaBinder, operated by J3 Studio LLC (“CasaBinder”, “we”, “us”). By using CasaBinder as a homeowner or as an agent, you agree to these terms.

2. What CasaBinder is

CasaBinder is a home record kept for a homeowner: closing documents, appliances, receipts and other information about a home, in one place. A binder is created by a real estate agent for their client at closing and given to the homeowner as a gift.

3. A homeowner never pays

CasaBinder is free to a homeowner for as long as they own the home. There is no homeowner subscription, no free trial that later charges a homeowner, and a homeowner is never asked for payment details. Every clause in Section 4 about payment concerns the agent, not the homeowner.

4. The agent's payment, and Dodo Payments

An agent pays a flat, one-time fee per closing to set up a binder for their client, plus applicable sales tax. That payment is processed by Dodo Payments, which is the merchant of record on the transaction: Dodo Payments is the seller shown on the agent’s receipt, and it collects and remits the applicable sales tax. Dodo Payments’ own terms govern the payment itself, and any billing dispute, chargeback or refund request is handled through Dodo Payments rather than directly by us.

This is a one-time fee per closing, not a subscription that renews.

5. Accounts

An agent registers with an email address and a password. A homeowner’s account is created by their agent and claimed through a one-time invitation link; a homeowner signs in with a link sent to their email rather than a password. You are responsible for keeping your own account credentials secure and for activity that happens under your account.

6. Content a homeowner adds to their binder

A homeowner may upload documents, photographs and other records about their home. That content belongs to the homeowner. By uploading it, a homeowner gives us permission to store it and display it back to them inside their binder, which is the only reason we hold it.

A homeowner is responsible for what they upload, and agrees not to upload anything unlawful, anything they do not have the right to share, or anything belonging to somebody else without permission.

7. Acceptable use

You agree not to:

  • Use CasaBinder for anything unlawful, or to violate anyone else’s rights.
  • Attempt to gain unauthorized access to another person’s account or binder.
  • Interfere with or disrupt the service, or attempt to bypass its security.
  • Use the service to send unsolicited communications.

8. Agents and their clients

An agent using CasaBinder to set up a binder for a client is responsible for having the right to do so and for the accuracy of the property and closing details they enter. An agent’s name and role remain attached to the binders they set up for the period stated on their agent dashboard.

9. Termination

You may stop using CasaBinder at any time. We may suspend or terminate access to the service for a violation of these terms, or where we reasonably believe continuing to provide access would create a legal or security risk. Where practical, we will tell you why.

10. Disclaimer of warranties

CasaBinder is provided “as is” and “as available”, without warranties of any kind, whether express or implied, to the fullest extent permitted by law. We do not warrant that the service will be uninterrupted, error-free, or free of loss.

11. Limitation of liability

To the fullest extent permitted by law, J3 Studio LLC will not be liable for any indirect, incidental, special, consequential or punitive damages arising from your use of CasaBinder, and our total liability for any claim relating to the service will not exceed the amount, if any, paid to us in connection with the binder giving rise to the claim.

12. Governing law

These terms are governed by the laws of the United States and the State of Illinois, where J3 Studio LLC is organized, without regard to conflict of law principles.

13. Changes to these terms

We may update these terms from time to time. We will change the date at the top of this page when we do, and material changes will be called out here.

14. Contact

Write to us at support@casabinder.com about anything here, and see our contact page. A homeowner may also ask the agent who gave them the binder, who is often the quickest answer. Questions about a payment can go either to us or to Dodo Payments, who is the seller on the receipt and handles refunds and disputes; the support address on that receipt reaches them, and our refunds and cancellation policy sets out what can be refunded and when.
